The median Kuna home sold for $482,896 in July 2026, up 7.1% from a year earlier. That is about $95,000 under the median Boise home and roughly $104,000 under Meridian.

What does 82% new construction actually mean for you?

It means you are mostly negotiating with builders, not with homeowners, and those are completely different conversations.

A homeowner will move on price. A builder usually will not, because cutting the base price resets the comparable sale for every home behind yours in that phase. That is a real constraint, not a sales line.

So builders hand out value in the ways that never touch the recorded price:

And bring me on your first visit to the model home, or register me before you walk in. Most builders will not let representation be added after you sign their sheet, and in most cases it costs you nothing.

What is the commute like from Kuna?

Kuna sits at the south end of Ada County. You are closer to the southeast Boise job corridor than people assume, and further from downtown than the map suggests.

What should you know before moving to Kuna?

  • Kuna grew 14.3% last year to about 38,560 people, up 61% since the 2020 Census. Only Star grew faster. (COMPASS 2026 population estimates)
  • Meta built a data center here. Roughly $900 million and over 960,000 square feet in the east Kuna industrial area. The part that actually matters to residents is not the jobs, it is the roughly $50 million Meta put toward a new water and sewer system for the city. That is infrastructure Kuna would have had to fund some other way.
  • Buying new means the yard is often bare dirt at closing. Landscaping, fencing and window coverings are real money in month one. Budget for them or negotiate for them.
  • Irrigation is its own system in many neighborhoods, with its own schedule and cost.
  • Idaho’s homeowner’s exemption takes 50% off assessed value up to a $125,000 cap, primary residence only.

Is Kuna Idaho a good place to live?

Kuna is the one where the answer depends almost entirely on whether you understand what you are buying. 82% of the homes going under contract here are brand new construction. Not 82% of what is listed. 82% of what is actually selling.

On price it works. The median Kuna home sold for $482,896 in July 2026, up 7.1% in a year, which is about $95,000 under Boise and roughly $104,000 under Meridian. The town grew 14.3% last year to about 38,560 people, up 61% since the 2020 Census, and Meta built a data center here.

The catch is that buying new is a different negotiation than buying resale, and most people walk into a builder’s model home without knowing that. Builders protect their base price and hand value back in closing costs, rate buydowns and finished yards. If you tour a model without representation, you have given up your leverage before you started.

So yes, good place to live, and the place where having somebody in your corner who reads builder contracts matters more than anywhere else in the valley.
