What happens after you reach out
You get me. That number rings my actual phone, so nobody is routing you through a call center or a queue, and most of the time you hear back the same day.
You get a real answer, including the one nobody wants. I have told people to stay put another year, to fix the roof before we list, and to keep renting while they pay down a truck loan. That is the whole reason my business still runs on referrals.
You get left alone until you say otherwise. No drip campaign, no unknown number calling you six times, no “just circling back” every Tuesday until you block me.
What people usually text me about
First-time buyers ask what they can actually afford, which is a different number than what a lender approves them for. That is my favorite conversation in this whole job.
Sellers ask what their house is worth and what they should fix first. The answer to the second one is usually less than they think.
Folks moving here ask about the Idaho stuff their old market never had. Wells and septic, pressurized irrigation, shops and acreage, and which towns are about to change.
New construction buyers ask which builders hold up. I have opinions, and I will give them to you on the phone rather than in writing.

How fast will you get back to me?
Same day, almost always. Text is fastest. If you call while I am in a showing I will miss it, and I will call you back.
Do I have to be ready to buy or sell something?
No. Plenty of the people I talk to are twelve months out, and some of them just want to know what their house would bring. Both are fine.
Does a first conversation cost anything?
Nothing. I get paid at a closing table or I do not get paid, which is also why I will tell you when the math does not work.
Is my deal too small to bother you with?
The first house I ever sold was $30,000. I have sold a $10,000 lot. Neither one bought me a boat, and both of them mattered to the person sitting across the table. If you need help, I am happy to help.
What if I am already working with another agent?
Then stay with them. If you signed something, I am not stepping into the middle of it. Ask me your question anyway and I will still answer it.
